Property Management

Lex Properties may be engaged to manage vacant or rented properties. The typical scope involves:

  • Hire external vendors and carry out routine repairs & maintenance for the property (civil, electrical, plumbing, electronics & furniture)
  • Carry out periodic cleaning (when required)
  • Bill collection, payment & tracking of utility bills, society charges & property taxes
  • If Vacant, marketing the property for licensing
  • Represent the OWNER for Property preparation, move-in inspection, handover, property familiarization, periodic inspection during occupancy, coordinating licensor obligation during occupancy, move-out inspection, damage assessment, utility account settlements, taking repossession
  • Tracking & follow-up for security deposit & rent payments
  • License Period Tracking for license renewal
  • If required, undertake POA to sign & execute the LLA
  • Generate a quarterly report for work executed & expenses made
